Welcome to Housmata – Nigeria's trusted home rental and housing solutions platform where property owners/managers, tenants, and artisans connect seamlessly in a safe, direct, and transparent way.

By accessing or using the Housmata platform ("Platform", "Website", "App"), you agree to the following Terms of Use ("Agreement", "Terms"). If you do not agree, please do not continue.

1Acceptance of Terms

By using our services as a Property Owner/Manager, Tenant, or Artisan, you confirm that:

  • You've read, understood, and accepted these Terms.
  • You're 18+ and legally allowed to enter binding agreements.
  • You'll use Housmata responsibly and in compliance with applicable laws.

2Platform Description

Housmata is a digital ecosystem designed to simplify rentals and housing services. It:

Allows property owners/managers to list properties directly or with assistance.

Enables tenants to search, inspect, and rent verified listings.

Connects users to trusted Artisans for housing-related services.

3User Responsibilities

User Obligations:

  • Property Owners/Managers must provide truthful, accurate property details and approve any listings posted on their behalf.
  • Tenants must act responsibly during inspections, payments, and occupancy.
  • Artisans must maintain quality and ethical service delivery.

Prohibited Activities:

  • • Engage in fraud, impersonation, or false representation
  • • Circumvent the platform to avoid applicable charges
  • • Abuse or harass others on or off the platform
  • • Engage in off-platform transactions that violate Housmata's policies

4Fees & Payments

For Property Owners/Managers

Listing is FREE

for all property owners/managers

For Tenants

10% markup on rent:

  • • 8% Administrative Fee
  • • 2% Legal Documentation Fee

5Artisans & Service Providers

Housmata connects users with verified Artisans (e.g., plumbers, electricians, carpenters) for maintenance and housing services.

Users are expected to:

  • • Rate and review artisans after service
  • • Use platform tools for booking and feedback
  • • Report any unprofessional behavior

Artisans agree to:

  • • Honor job bookings made via the platform
  • • Provide services honestly and timely
  • • Uphold customer safety and satisfaction

6Dispute Resolution

If issues arise:

  • • Housmata offers mediation to resolve disputes between users (property owners/managers, tenants, or artisans)
  • • If unresolved, parties may be guided toward legal resolution, where Housmata may provide documentation but is not liable for the final outcome

7Privacy & Data Use

We respect your privacy. Your data is protected in accordance with our Privacy Policy. We do not sell or disclose your data to unauthorized third parties.

8Intellectual Property

All branding, content, and tech infrastructure on Housmata are protected under copyright and intellectual property laws and belong solely to Housmata Technologies.

9Termination

We reserve the right to suspend or terminate any account:

  • • Found in violation of these Terms
  • • Involved in fraudulent or harmful behavior
  • • Attempting to harm platform integrity

10Limitation of Liability

  • • Housmata is a facilitator, not a party to rental contracts
  • • We verify listings and providers, but users should conduct additional due diligence
  • • We're not responsible for personal damages, injury, or losses due to property misuse or third-party actions

11Governing Law

These Terms are governed by the laws of the Federal Republic of Nigeria, and disputes shall be resolved within the jurisdiction of the state in which the property lies.
